8 Tips If You’re Thinking About Selling Your Home

Selling your home is a big decision, and if you’re thinking about selling your home, especially if you’re selling a home for the first time, you should plan it out well if you want to get the best results.

It can be hard if you don’t have a clear plan, and have all of the info you need to make the best sale possible, and remove the stress as much as possible.

So, if you’re thinking about selling your home, here are some tips you need to know to make a great plan and sell the house the way you want to!

Things To Know If You’re Thinking About Selling Your Home

1. Prepare The House For Sale

One of the first things you should do if you’re thinking about selling your house is preparing it for the sale.

What does that mean?

Well, that means fixing everything that needs to be fixed, deep cleaning the whole house, and making everything look the best possible.

You definitely don’t want people to see a dirty house! So, dust, vacuum, scrub and clean literally everything.

Seeing a house that isn’t 100% clean and tidy will make the potential buyers not want to buy it anymore, because it will automatically look worse than it actually does, and it won’t be presentable.

So, if your yard needs some work, fix it. If your walls need some love, paint them. If your windows and floors aren’t super clean, clean them. Make it look presentable.

Imagine you were the buyer and make the house look the way you’d want a house to look if you’re thinking of buying it!

2. Work With A Realtor

Working with a realtor will help you in so many ways when you’re selling a house.

They’ll know which in-demand upgrades you should make to get as much as you can in your neighborhood, they’ll know exactly which steps you need to take and when, and will guide you through the whole process.

And lucky for you, that’s where I come in!

3. Take Great Photos

Taking amazing photos of your house can attract more potential buyers, and it’s very important!

A professional photo with good lighting and colors can make any house look that much better (they make the house look the way it does in person, which is usually much better than it does on photos).

And like-wise, bad photos can make any house look worse than it actually does. And you definitely don’t want that!

So, since you’ll be listing your house and showing photos of it to potential buyers, you should learn how to take great house photos!

4. Establish The Value Of Your Home

Establishing the value of your home is obviously a very crucial step. And it’s definitely something you should ask your realtor to help you with.

Determining house value yourself can be very difficult – you don’t have all the necessary info (market value, neighborhood value, etc.), and when it’s a house you lived in, a house you love, and a house you made memories in, it’s invaluable to you.

But, you need to determine what the house is actually worth, not just what it’s worth to you.

So, getting a professional to help you with that step is definitely a very good idea.

5. Staging Your House Is Important

Staging your house is a great way to make your house look as presentable as possible on photos (and in person as well).

It highlights the best parts of the house (which is obviously what you want), and makes the worse parts less visible.

So, if you’re thinking about selling your house, definitely look into staging tips.

That is also something a realtor can help you with, so if you decide to hire one (preferably me, wink wink), you can have better resources for all of that.

6. Learn More About The Market

There are different types of markets – buyer’s market and seller’s market. There’s a neutral one as well, but it’s less common.

What does that mean?

Well, the market is determined by the number of people looking to buy a house, and the number of people looking to sell a house.

If there are more people looking to buy a house than there are people looking to sell one, it’s a seller’s market. If it’s the other way around – it’s a buyer’s market.

So, what does that mean for you?

Well, when it’s a seller’s market, that means it’s easier to sell a house at a good price (for you). Why? Because there are more buyers than there are houses, so they don’t have as many options, and you don’t have to lower your prices!

When it’s a buyer’s market, and there are more people selling than there are people buying a house, you usually can’t negotiate as much, since they can simply move on to the next house, because they have many options.

So, ideally, you want to sell in a seller’s market.

Your realtor will know exactly what the market is like when and where you’re selling, and they’ll give you the best tips on what to do to get the best price possible for your home!

7. Accommodate The Buyers

When you’re thinking about selling a house, you need to be prepared to accommodate the buyer.

When you’re arranging a showing, be as flexible as possible with dates and hours. Remember, you’re the one selling, not them!

So, try to be available at any time the buyer wants to see the house. You don’t want to miss out on selling your home just because you didn’t want to move around some errands or plans to accommodate the buyer.

Also, tidy up the house each time someone is coming to see it.

We already mentioned how important it is to deep clean your house before you start selling it, but it’s equally important to tidy it up and clean it before every visit!

8. Don’t Hide Any Flaws

While you definitely want to make your house look the best possible, and the most presentable, you don’t want to hide any serious flaws.

Yes, when you stage your house you will highlight the best parts and take away the attention from the worse ones, but that’s only about some minor flaws, which aren’t even actual flaws, but just not the most desired things about your house.

But any actual flaws, that the buyer needs to know, you definitely don’t want to hide.

They will come to light anyway, so you’d just be creating a problem for yourself.

Either fix them if you can, or make it known the flaw exists.

So, those are some tips if you’re thinking about selling your home.
