There are things I say often in this business…
“Let’s walk through the numbers.”
“We will always find the right one.”
“Everything is fixable, it just depends on your comfort level.”

But here’s something I almost never say: “I don’t think you should buy this house.”

And yet… one night, I did.

We were under contract. It was an investment property. On paper, it checked the boxes. But the more I dug in, dug deep, the more off it felt.

Something wasn’t lining up.

And it wasn’t just the spreadsheets or rental projections. It was the big-picture story this property was telling… and what it wasn’t.

So I did something I rarely do. I texted my client late that night and said: “I don’t think you should buy the house.”

Now, let’s be clear, this isn’t my decision to make. My job isn’t to control. It’s to guide.

To provide clarity, research, strategy, and support.

But this time? I felt convicted.

I felt responsible to speak up, even if it wasn’t what they wanted to hear.

We were still within our inspection window. There was time to walk away. But…

They bought the house.

And every couple of months since? I’ve gotten a quiet little text:
“I should’ve listened to you.”

Fast-forward to today, I’m now selling that very home for them.

Not out of spite. Not because of a big loss. But because… it just never sat right.

The return wasn’t what they hoped. The hassle was more than they planned for.

And the longer they held it, the more they realized: That night text? Wasn’t me being dramatic. It was me doing my job.

Sometimes, my role as your agent means cheering you on. Sometimes it means giving you hard truths.

And every once in a while, it means texting you late at night and saying:
“I don’t think this is it.”
