What’s the Kindest Thing Your Realtor® Does?
Three things. The flaws in the home you’ve already fallen for, the price your home will really bring in today’s market, and the real timeline, even when it’s longer than you hoped. Each of those conversations feels hard in the moment. Each one protects your money, your time, and the next chapter you’re working toward.
Right now I’m walking three families toward listing day at the same time.
Every one of them asked me some version of the same question: what’s this market really like?
And every one of them got the same answer from me. This market isn’t for the faint of heart. Stick with me. Walk with me. We’re going to need to stay fluid.
I braced a little for the pushback. What I heard instead was, “Whatever you say.”
I don’t take that lightly. It means they trust me to tell them the truth, including the parts that sting. So here’s what that truth usually sounds like.
When you love a house that has problems
You walk in and something clicks. The light in the kitchen. The backyard where you can already picture birthday parties. I love that moment for you.
That’s also exactly when I start looking harder. The roof near the end of its life. The crack that runs a little too far. The street noise you didn’t notice at a 2 PM showing.
I’ll point it out, even if you love it. Sometimes the fix is simple and we build it into your offer. Sometimes it changes the whole picture. Either way, you decide with your eyes open, and that’s the version of you who is still happy in that house five years from now.
When your home is worth less than you hoped
The pricing conversation is the one most sellers dread, and I get it. Your home holds your stories. The number can feel like a grade on all of it.
Here’s what happens when a home comes on too high. Buyers scroll right past it. The first couple of weeks, when a new listing gets the most attention, slip by. Then the price drops anyway, and now buyers wonder what’s wrong with it.
A realistic number on day one keeps your listing fresh and in front of the right buyers while they’re paying the closest attention. That’s how you walk away with the strongest result this market will give you.
When it’s going to take longer
Phoenix has shifted. Buyers have more choices right now, and many of them expect help with closing costs. That can mean more days on market than your neighbor saw a few years ago.
When you hear that up front, you can plan your move, your next purchase, and your budget around what’s real. Hearing it in week six, after you’ve already signed a lease on the next place, is a lot harder.
Why the hard conversations are the kind ones
When you hire a Realtor®, you’re trusting someone to look out for your interests, your money, and your time. Sometimes that sounds like “I love it too, and here’s what worries me.” Sometimes it sounds like “Let’s price it here, and here’s why.”
In sixteen years, I’ve learned that the uncomfortable conversation early is almost always the one that saves a family from a much harder one later.
I can’t promise every answer will be the one you hoped for. What I can promise is that you’ll never have to wonder whether I’m telling you the truth.
Whenever you’re ready, I’d be honored to walk beside you with Jennuine support.
