Let’s talk about the size of the home. When it comes to finding your perfect home, I often say, you live in the floorplan, not the square footage. What does this mean? Often times, I have been in a home that while it was the exact square footage the buyer wanted, the floorplan made it seem really small and closed in. And then the opposite can happen – I have been in homes that were 1700 square feet and they felt like a 2200 square foot home.
This can happen when a home has a lot of hallways that are wide, that cuts down on the overall feel of the size. As well as, if there are a lot of areas that are unusable, such as nooks, formal spaces, and too many closets.
My favorite tip when it comes to square footage, is get the feel for the home. I have been in homes that were 2500 square feet and they felt like 1500 and vice versa. The only time this theory does not seem to work out is when we enter into the luxury market. That is a different conversation entirely! It is normal to sell a 4 to 5 bedroom in over 5000 square feet when you enter into that market.
Moral of the story, do not focus on the square footage when looking at homes, focus on the layout and the feel. Therefore, when I am setting up a search for a client, I focus on the bedroom and bathroom count versus the square footage.
