Fair warning – there will be a list of repair and maintenance issues with every house. You are buying a used home. A home that has been lived in and loved and worn!
One thing I always say is that everything is fixable. In AZ, the seller is not obligated to fix anything per the contract. But, that does not mean that you cannot ask.
This is where a buyer’s agent, like myself, is very helpful. I will help you review and address the repairs that most concern you. Once we have determined those issues you’d like the seller to address, I go to the negotiating table with the seller’s agent and we see what we can come up with.
